Everything you need to know before ordering or installing your Ariyo Home.
Below are the most common questions about delivery, installation, council consent, and maintenance.
All answers apply generally across New Zealand — please check with your local council for site-specific requirements.
1. Do Ariyo Homes leak?

No - our homes are built with precision-sealed joints, waterproof flashings, and quality materials.

As with any modular or portable structure, correct installation and sealing are essential.

Any leaks that occur are almost always due to improper setup or inadequate sealing around openings.

Optional roof overhangs, guttering, and weather flashings can further improve long-term waterproofing.

2. Are Ariyo Homes relocatable?

Yes - all Ariyo Homes are fully relocatable.

Before moving, all power, water, and drainage must be disconnected by licensed tradespeople.

At the new site, the unit must be re-levelled, re-sealed, and re-connected professionally.

Council approval may be required for relocation to a new property.

3. Who installs the unit?

Customers may arrange installation with any qualified builder or contractor.

For safety, compliance, and warranty protection, all electrical, plumbing, gas, and structural works must be carried out by licensed professionals.

Ariyo Homes does not accept responsibility for third-party installation or workmanship.

Improper setup, unlicensed work, or inadequate site preparation may void warranty and create non-compliance — this is entirely the customer’s risk and responsibility.

Setup for a 20-ft unit typically takes 3–5 people using a forklift or small crane.

4. Do I need building consent?

In most cases, yes - if your home is fixed to the ground or connected to water, power, or drainage.

Smaller portable units may qualify for exemption under Schedule 1, but it is entirely the homeowner’s responsibility to confirm this with their local council before purchase or installation.

Ariyo Homes can supply technical drawings and specifications to support your application; however, providing these documents does not guarantee that building consent will be granted, as councils make independent decisions.

Ariyo Homes is not responsible for any delays, costs, or outcomes relating to council decisions or consent processes.

5. How long does delivery take?

Standard production takes about 10–12 weeks from order confirmation.

Custom finishes or add-ons may increase this timeframe.

On-site setup typically takes one day, depending on site access and ground preparation.

Ariyo Homes is not liable for shipping or delivery delays caused by weather, transport, or customs factors beyond our control.

6. Are Ariyo Homes insulated?

Yes - walls and roof use 75 mm EPS insulated panels, providing excellent thermal and sound performance.

All models include double-glazed aluminium windows with optional low-E upgrades.
-
Extra under-floor or PU insulation can be added for colder climates.

7. Does it come with a hot-water system?

Each home is pre-plumbed but does not include a hot-water heater as standard.

Customers may install gas, electric, or instant systems of their choice.

All plumbing or gas work must be completed by a certified tradesperson.

Ariyo Homes is not responsible for any issues arising from third-party installation or service selection.

8. Can I customise or modify my home?
Yes - layouts, colours, and fittings can be customised during production.
After delivery, non-structural modifications (e.g., shelving or décor) are fine, but any structural change requires written approval from Ariyo Homes or a licensed engineer.
Unapproved alterations may void all warranties and compliance certificates.

9. What foundation or base is required?
Homes can sit on a concrete slab, foundation pads, piers, or compacted level ground, depending on site conditions.
Ariyo Homes provides general foundation guidance only — it is the customer’s duty to engage a qualified builder or engineer for site-specific design.
Ariyo Homes accepts no liability for ground movement, water drainage, or foundation failure where no professional assessment was completed.

10. What’s included in the price?
Standard pricing covers the manufactured home and specified interior fittings.
Unless clearly stated otherwise, prices exclude delivery, site works, foundations, service connections, and consents.
All additional site, transport, or compliance costs are the customer’s sole responsibility.
Ariyo Homes is not liable for indirect or consequential expenses related to installation or council requirements.

11. What is your warranty?
Ariyo Homes offers a 3-year structural warranty and a 1-year warranty on fixtures and finishes.
This covers manufacturing defects only.
The warranty is void if the unit is modified, incorrectly installed, damaged in transport, or connected to non-compliant services.
It does not cover leaks, condensation, or wear caused by poor installation, ground shift, or environmental exposure.
Ariyo Homes’ liability is strictly limited to repair or replacement of defective components supplied by us.

12. How do I connect power, water, and drainage?
Units are pre-wired and pre-plumbed for quick connection.
Final connection to mains or tanks must be completed by licensed electricians and plumbers.
We supply layout diagrams for your tradespeople.
Ariyo Homes accepts no responsibility for connections carried out by unlicensed or unapproved installers.

13. Can it be used as a permanent home or office?
Yes — but requirements differ:

Permanent dwelling: building consent generally required.

Sleep-out or office (under 30 m²): may be exempt if unconnected to plumbing.
Always confirm with your local council.
Ariyo Homes does not guarantee that a specific use will be accepted as exempt or approved by your council.

14. What if I relocate later?
Homes can be safely relocated.
Before transport, disconnect all services and secure internal items.
At the new site, a licensed professional must re-level and re-seal the unit.
Ariyo Homes is not responsible for damage or compliance issues resulting from relocation or reinstallation.
New site consents may be required.

15. How much does delivery cost?
Delivery costs depend on distance, access, and unloading requirements.
Unless explicitly quoted in writing, delivery, crane hire, and site offloading are not included.
Customers must ensure the site is safe and accessible for heavy vehicles.
Ariyo Homes accepts no liability for delays, damages, or costs from delivery difficulties, weather, or third-party transporters.

16. Are Ariyo Homes built for NZ conditions?
Yes — our homes use galvanised steel framing, insulated panels, and double glazing designed for New Zealand’s weather, seismic, and coastal conditions.

17. Are they made from shipping containers?
No — Ariyo Homes are custom-engineered expandable structures, not converted shipping containers.
They are lighter, more efficient, and better insulated than traditional container conversions.

18. Do you offer finance or rent-to-buy?
We can refer customers to independent finance providers who specialise in relocatable and modular housing.
Eligibility, deposits, and approvals are determined entirely by those lenders.
Ariyo Homes is not a finance provider and bears no responsibility for finance decisions or terms.

19. Can solar or off-grid systems be added?
Yes — our designs can support solar panels, battery storage, and rainwater collection systems.
All installations must comply with electrical and structural regulations.
Ariyo Homes takes no responsibility for third-party off-grid components or their integration.

20. Who is responsible for site works and compliance?
The homeowner or purchaser is fully responsible for:

obtaining all required building or resource consents;

ensuring the site is suitable, accessible, and safe;

engaging licensed professionals for all installation and service work;

maintaining compliance after installation.

Consent, Installation & Site Responsibility Disclaimer
All Ariyo Homes units are manufactured to high standards; however, their acceptance, compliance, and performance depend entirely on how and where they are installed.
Building and resource consent requirements differ by council and are the sole responsibility of the homeowner or purchaser.
Ariyo Homes provides design and technical documentation for guidance only and does not guarantee approval or compliance.
All electrical, plumbing, gas, and foundation work must be completed by licensed professionals in accordance with NZ law.
Incorrect installation, unauthorised modifications, or failure to obtain approvals may void warranties and cause non-compliance.
Ariyo Homes is not liable for any loss, damage, cost, or delay arising from:

unlicensed trades or faulty workmanship;
